This month we will cover:
- Additional electronic document capability; and
- 2024 Strata annual returns now open.
Additional Electronic Document Capability - Foreign Buyer Transfers
From 5 February 2025, transfers involving foreign buyers will be eligible for industry preparation and lodgement via the PEXA Electronic Lodgment Network (ELN).
Under the Transfer of Land Regulations 2004, eligible transfers prepared by industry professionals must be lodged electronically. We understand that some transfers involving foreign buyers will have already been in preparation, which are known as “in-flight transactions”.
To assist industry professionals during the transition period, an in-flight transaction will be accepted for paper lodgement, providing the transfer document:
- was not eligible for electronic lodgement before 5 February 2025; and
- is supported by an Offer and Acceptance or written agreement dated before 5 February 2025.

2024 Strata annual returns are open for submission.
Under the provisions of the Strata Titles (General) Regulations 2019 (Regulations) all strata managers must submit an annual return by 31 March 2025. The information gathered through these returns plays an important role in shaping future policies that directly reflect the evolving needs of the strata industry.
How to lodge the return
Strata managers will need to complete their annual return electronically again this year. For convenience, your annual return can be lodged via our dedicated online portal. Simply visit the Landgate website to access the portal and find out more in the Frequently Asked Questions.
